Objective:

• Renovation of the area
• Developing a multifunctional residential complex with built-in volumes
• Creating an interesting shape and thinking out connections between the pedestrian courtyard located at the second level and all sections
• Providing access to kindergarten from the outside, and dividing human flows in the poly-functional environment

Hardships:

• A confined area surrounded by illegally-erected garages, which should be kept at a distance

Solutions:

• The inner courtyard is accessible from the second, and in some places from the third floor
• Multi-story consoles create an expressive and unusual silhouette
• The glazing shaped as triangular bay windows creates kinetic effect thanks to the play of refractions and reflections
• An interesting ramp solution provides access to the second-level inner courtyard from the third floor via a spiral-shaped ramp
• Sports and children’s grounds are separated by terrace levels and green space
• Exhaust ventilation of the underground parking reaches the roof of top floors, bypassing the inner courtyard
• Penthouses with double-height living room space and “inclined ceilings” are located on upper floors under hip roofs, overlooking one façade as a two-story and the opposite façade as a single-story apartment
• The two-level parking is accessible from apartment buildings by noiseless elevators

Facts and details:

• 97% of apartment layouts are designed according to PRO standard
• The kindergarten, which can receive 140 children, has its own area and will be open to not only the complex’s residents but children from the entire neighborhood
• There are rooms for storage of bicycles, prams and sledges near every entrance to the courtyard
• Some apartments have an own terrace
• The best panoramic views are on the southern side, which overlooks the city’s outskirts, lakes and private homes; the western side faces Solomianska Square and the urban area beyond it, and the eastern side offers a view of the city center toward the Dnieper.
