Objective:

Creating an attractive image and setting the level of quality architectural development in a new area

Challenge:

Designing a complex by preserving, as much as possible, mature trees on the site Setting a new level in the residential property sector by combining block and infill development of the complex

Hardships:

  • A convincing developer that trees are not an obstacle but an advantage of the site
  • Creating, using plaster, the imitation of the finishing with wooden wall panels
  • Landscaping the area by preserving the maximum possible number of trees on the site
  • We have developed the Predesign and Design stages. At the Design stage, the layouts we proposed have been redone after the project was sold to new owners, and the number of stories was changed as well

Solutions:

  • A combination of infill and block development helped preserve the maximum number of trees growing on the site
  • The maximum preservation of existing trees provides natural protection to the living space against noise and dust and creates a comfortable atmosphere
  • Gable roofs create a cozy silhouette of apartment buildings
  • Protruding verticals of staircase and elevator blocks cutting through gable roofs form the image of the chimney
  • A dual rhythm of stories, shifting of windows and combination of different finishing materials add expressiveness to facades
  • The area’s amenities include various recreation and commercial areas: stores, cafes, restaurants, children’s and sports grounds
  • The inner courtyard is pedestrian, with the only vehicles permitted to enter are those of emergency services and persons with reduced mobility; in addition, the preserved perennial trees helped create a well-tended forest park in the courtyard

Facts and details:

  • Leopol Town consists of three sectional 7-story buildings and four 10-story towers
  • A mini market will be built next to the complex
  • The pedestrian street running along the complex connects the bus terminal and Arena Lviv
  • The complex’s perimeter development will be lower than infill buildings in order not to obstruct panoramic views opening from apartments on top floors
  • The parceling of development stays in line with the old town: not exceeding 20 m from entrance to entrance
  • At the concept stage, we proposed two options with flat and gable roofs, and the client set up a focus group who unanimously voted in favor of the gable roof option
